Strata Schemes Management Act 2015

Strata Schemes Management Regulation 2016 (NSW)

This Regulation details specific requirements that directly impact window safety in strata buildings.
Under this regulation, owners corporations must ensure all openable windows meet specific safety criteria:

Safety devices must be installed

Devices must limit the opening to no more than 12.5 cm

Devices must be child-resistant

Devices must withstand a force of 250 newtons (25 kg)

These requirements apply to windows where:

  • The lowest point of the opening is less than 1.7 metres above the floor inside.
  • The lowest point of the opening is more than 2 metres above the ground outside.
